Land use planning and affordable housing are my first loves. I want and can provide an array of solutions that can be customized to meet your specific needs. If I cannot resolve your specific problem, I may also know someone that I could partner with or send in your direction to help address your needed solutions.

 

Affordable housing is an issue everywhere in the United States, and it isn’t limited to addressing homelessness. There simply isn’t enough affordable housing for people to either rent or own. I am a strong believer in the Housing First philosophy related to addressing the homelessness issue, but I am also not above learning and trying new things.

 

Affordable housing is economic development. Constructing affordable housing – the hard construction and occupancy provide 3 forms of economic development. First, the construction itself contributes to the local tax base through the purchase of materials and the sales tax it generates. Second, once the housing is complete and occupancy occurs, the previously cost-burdened tenants now have a decent place to live at an appropriate price point. Finally, with their housing prices in the affordable range, the occupants/owners now have more disposable income to spend in your community, leading to more taxes and growth to other businesses.

I have managed housing grants from application, financing, community outreach, construction, implementation, and closeout.

PLANNING DUE DILIGENCE

Are you interested in a property and want to know what the local and state regulations allow or require.  Worse yet, you bought a property with one thing in mind, but have found out that it is out of compliance with various requirements. I will review the history of the property's development, provide you with a due diligence report (where you comply and where you don't) along with a recommended course of action.
